{"id":4060,"date":"2023-02-09T00:47:42","date_gmt":"2023-02-09T00:47:42","guid":{"rendered":"https:\/\/kenedyha.org\/demo\/?page_id=4060"},"modified":"2023-12-02T22:32:46","modified_gmt":"2023-12-02T22:32:46","slug":"landlords","status":"publish","type":"page","link":"https:\/\/kenedyha.org\/demo\/landlords\/","title":{"rendered":"Landlords"},"content":{"rendered":"<p>[vc_row][vc_column width=&#8221;3\/4&#8243;][vc_column_text]<\/p>\n<h3><span style=\"color: #800000; font-size: 16pt;\"><strong>Landlord Information<\/strong><\/span><\/h3>\n<h3><span style=\"color: #800000; font-size: 16pt;\"><strong>Owner Responsibilities<\/strong><\/span><\/h3>\n<p><span style=\"font-size: 14pt; color: #000000;\">A property owner or landlord who rents to a KHA housing assistance programs participant must comply with all terms and conditions of the Housing Assistance Payment (HAP) contract and the lease agreement as well as federal and state laws.<\/span><\/p>\n<h3><span style=\"color: #800000; font-size: 16pt;\"><strong>Property Owner \/ Landlord Obligations under the Housing Assistance Payment Contract<\/strong><\/span><\/h3>\n<ul>\n<li><span style=\"font-size: 14pt; color: #000000;\">Collect security deposit.<\/span><\/li>\n<li><span style=\"font-size: 14pt; color: #000000;\">Collect tenant\u2019s portion of the rent; <span style=\"color: #800000;\"><strong>do not ask for or accept side-payments<\/strong><\/span>.<\/span><\/li>\n<li><span style=\"font-size: 14pt; color: #000000;\">Ensure assisted units are maintained in a safe, decent, and sanitary condition.<\/span><\/li>\n<li><span style=\"font-size: 14pt; color: #000000;\">Enforce the lease agreement.<\/span><\/li>\n<li><span style=\"font-size: 14pt; color: #000000;\">When the lease is being enforced, immediately notify KHA of the following situations:<\/span><\/li>\n<\/ul>\n<ol>\n<li><span style=\"font-size: 14pt; color: #000000;\">Unauthorized persons residing in the unit.<\/span><\/li>\n<li><span style=\"font-size: 14pt; color: #000000;\">Violations of the lease agreement, including non-payment of rent, criminal activity, etc.<\/span><\/li>\n<li><span style=\"font-size: 14pt; color: #000000;\">Tenant being served of an eviction notice.<\/span><\/li>\n<li><span style=\"font-size: 14pt; color: #000000;\">The death of a tenant or abandonment of the rental unit as soon as possible.<\/span><\/li>\n<li><span style=\"font-size: 14pt; color: #000000;\">Tenant services notice to move only after initial lease term, moves out of the unit without notice, or is absent from the unit for more than 180 days.<\/span><\/li>\n<li><span style=\"font-size: 14pt; color: #000000;\">Change in ownership.<\/span><\/li>\n<\/ol>\n<h3><span style=\"color: #800000; font-size: 16pt;\"><strong>Benefits of Participating in the Housing Choice Voucher:<\/strong><\/span><\/h3>\n<ul>\n<li><span style=\"font-size: 14pt; color: #000000;\">You will be providing affordable housing to Kenedy families<\/span><\/li>\n<li><span style=\"font-size: 14pt; color: #000000;\">You are able to use your own lease<\/span><\/li>\n<li><span style=\"font-size: 14pt; color: #000000;\">Free initial, re-inspection, special and annual inspections of your unit<\/span><\/li>\n<\/ul>\n<h3><span style=\"color: #800000; font-size: 16pt;\"><strong>Responsibilities of the housing authority, owner and assisted families:<\/strong><\/span><\/h3>\n<p><span style=\"font-size: 14pt; color: #000000;\">The HCV Program depends on a cooperative relationship between the housing authority, assisted family and owner or property manager. The program is designed to maintain the regular owner and tenant relationship. Our main purpose is to subsidized families\u2019 rents; all other aspects of the lease agreement must be resolved between the landlord and the tenant. The following summarizes the responsibilities of each party.<\/span><\/p>\n<h3><span style=\"color: #800000; font-size: 16pt;\"><strong>The Housing Authority\u2019s Responsibilities:<\/strong><\/span><\/h3>\n<ul>\n<li><span style=\"font-size: 14pt; color: #000000;\">Review all applicants to determine families\u2019 eligibility for the program.<\/span><\/li>\n<li><span style=\"font-size: 14pt; color: #000000;\">Explains the rules of the program to families and property owners\/managers.<\/span><\/li>\n<li><span style=\"font-size: 14pt; color: #000000;\">Issues vouchers to families.<\/span><\/li>\n<li><span style=\"font-size: 14pt; color: #000000;\">Inspects the housing assisted units for compliance with housing quality standards.<\/span><\/li>\n<li><span style=\"font-size: 14pt; color: #000000;\">Approves the unit, owner, and lease.<\/span><\/li>\n<li><span style=\"font-size: 14pt; color: #000000;\">Makes housing assistance payments to the owner in a timely manner.<\/span><\/li>\n<li><span style=\"font-size: 14pt; color: #000000;\">Re-examines the family\u2019s income and composition annually and adjust the rent and process changes in rent portions when the income of the family composition changes.<\/span><\/li>\n<li><span style=\"font-size: 14pt; color: #000000;\">Ensures owners and families comply with the program rules.<\/span><\/li>\n<li><span style=\"font-size: 14pt; color: #000000;\">Provides prompt, professional service to owners and tenants families.<\/span><\/li>\n<\/ul>\n<h3><span style=\"color: #800000; font-size: 16pt;\"><strong>The Owner:<\/strong><\/span><\/h3>\n<ul>\n<li><span style=\"font-size: 14pt; color: #000000;\">Thoroughly screens and interviews families who apply.<\/span><\/li>\n<li><span style=\"font-size: 14pt; color: #000000;\">Maintains the property by making necessary repairs in a timely manner.<\/span><\/li>\n<li><span style=\"font-size: 14pt; color: #000000;\">Collects application fees, security deposits, and the tenant\u2019s monthly rent portion as specified on the lease notification letter.<\/span><\/li>\n<li><span style=\"font-size: 14pt; color: #000000;\">Manages the property and enforces the lease.<\/span><\/li>\n<li><span style=\"font-size: 14pt; color: #000000;\">Complies with the terms of the Housing Assistance Payment Contract and HUD.<\/span><\/li>\n<li><span style=\"font-size: 14pt; color: #000000;\">Provide Current valid photo ID, warranty deed and Social security number.<\/span><\/li>\n<\/ul>\n<h3><span style=\"color: #800000; font-size: 16pt;\"><strong>The Family:<\/strong><\/span><\/h3>\n<ul>\n<li><span style=\"font-size: 14pt; color: #000000;\">Provides the housing authority with complete and accurate information pertaining to the family income and composition.<\/span><\/li>\n<li><span style=\"font-size: 14pt; color: #000000;\">Reports changes in income and family composition that happens throughout the year in a timely manner.<\/span><\/li>\n<li><span style=\"font-size: 14pt; color: #000000;\">Locate a suitable unit. Pay the security deposit and application fees to the owner after the inspection.<\/span><\/li>\n<li><span style=\"font-size: 14pt; color: #000000;\">Attends scheduled appointments and return documents on time.<\/span><\/li>\n<li><span style=\"font-size: 14pt; color: #000000;\">Maintains the property and minor repairs.<\/span><\/li>\n<li><span style=\"font-size: 14pt; color: #000000;\">Complies with the terms of the lease.<\/span><\/li>\n<li><span style=\"font-size: 14pt; color: #000000;\">Pays their portion of the rent on time to the owner.<\/span><\/li>\n<li><span style=\"font-size: 14pt; color: #000000;\">Complies with all family obligations under the Housing Choice Voucher Program.<\/span><\/li>\n<\/ul>\n<h3><span style=\"color: #800000; font-size: 16pt;\"><strong>Direct Deposit<\/strong><\/span><\/h3>\n<p><span style=\"font-size: 14pt; color: #000000;\">The Housing Choice Voucher (HCV) Program will be requiring all landlords who receive Housing Assistance Payments (HAP) to receive their checks by direct deposit.<\/span><\/p>\n<p><span style=\"font-size: 14pt; color: #000000;\">Please be advised that Holidays may affect the deposit date. We will send you the monthly payment statement via electronic mail. Therefore it is extremely important that you provide us with your email account.
